Originally developed in the 1970s as a planned rural residential community, it's grown into one of Central Oregon's most established non-city communities — with its own homeowners association, Road Department, Special Road District, Fire & Rescue service, community facilities, and a full calendar of events throughout the year.
Unlike many rural Oregon communities, the ranch has fully paved roads maintained by the CRR Road Department and Special Road District — a meaningful quality-of-life detail that separates it from most rural developments in the region. The community is governed by a Board of Directors and a network of resident committees covering everything from parks and recreation to architecture review and ranch enhancements.
The western edge of the ranch borders the Crooked River Canyon — the dramatic rimrock landscape that gives the community its name and its character. Views of the canyon and the high desert ridgeline are part of daily life here in a way that simply doesn't exist in Bend or Redmond proper.

Oliver Lemon's in Terrebonne (12 minutes) handles everyday grocery needs well. For a full weekly shop, Redmond (20 minutes) has Walmart, Fred Meyer, and Safeway. Bend (40 minutes) has New Seasons, Trader Joe's, Whole Foods, and every other major option. The Trading Post on the ranch covers basics and gas without leaving.
St. Charles Medical Center in Redmond is 20 minutes away — a full-service hospital with emergency services, surgery, and imaging. Summit Health has outpatient and urgent care clinics also in Redmond. St. Charles Bend is 40 minutes south for specialty care.
Starlink works excellently at Crooked River Ranch — speeds of 50–200 Mbps with no data caps, fully supported by the flat high desert terrain. T-Mobile Home Internet is also solid here at lower cost. Cell signal is adequate for basic use from major carriers. DSL and cable internet are not available at the ranch.
Winters at Crooked River Ranch are cold but genuinely livable. The ranch sits in a high desert rain shadow that keeps significant snow accumulation minimal — most winters see little to no snowfall at ranch elevation even when Bend gets a few inches. The climate is predominantly sunny year-round, with bright blue-sky days even in January. The Road Department maintains a snow removal list for priority roads when snow does fall.
